Once you become a Client of Over the Mountain Land and Home, you will have access to the Home Plan Gallery. With over 2000 Distinctive Designs to choose from, you may find that perfect house plan with one of these choices right now. But if not, we can modify one of these house plans, or even custom design the house of your dreams.
THE HOME DESIGN PROCESS
Simple steps to help you along the way.
Budget
Establish your overall budget. This is the total amount you will have to both buy and develop your lot, and build your home.

Decide what size home you will be able to build. Be sure to consider all areas such as house plans, landscaping, amenities, etc... in this figure.

Choose the area of town you like and find a subdivision where lots are available. Tour the subdivision and make an inventory of the homes in the area. Note the sizes and "extras" of the newer homes and of those under construction. Check out the selling prices and use that as a guide for your budget. If you are using a real estate agent or a builder, they should also be able to help with your assessment.

Factor in the fact that most subdivisions have a set of covenants and restrictions residents must follow. These would include minimum square footage requirements and exterior finishes requirements. Consider this when deciding if a subdivision is suitable for your new home.
House Plans
Our Home Plan Gallery contains over 2000 house plans for you to consider. Each month we add new home plan designs so you will always have the most up to date designs to choose from. Browse through our gallery regularly. Your new home can be "cutting edge."
House Plan Modifications
If you find a house plan that "almost" meets your needs, we can adjust the design to "completely" meet your needs. We will listen to your ideas and translate them into a home floor plan that complements your life style. We can even combine floor plan parts by, for example, using the kitchen from one design and the master bedroom from another.
Custom Designing and Planning
If you don't find a house plan in our Home Plan Gallery that pleases you, don't worry. We will work with you to create a brand new home floor plan based on your personal desires. Custom designing not a problem.
Added Bonuses
With your home plan design you will receive:

7 sets of full size blueprints

A complete set of working drawings at a reduced scale on 8½ x 11 inch sheets.
These smaller plans can be given out for bids instead of your full size prints.

A blank set of floor plans and a front elevation that you may use for real estate
marketing or furniture layout.

A pocket scale to use for estimating furniture layout.
Each Plan is assigned a Plan# and a price for the plan. The cost for each plan is very reasonable for what you get. And these plans have the most practical layouts, the most attractive designs, and at the best prices. You can't beat this deal and service anywhere!

HOURLY RATE $125 per hour (1 hour min.)
CUSTOM DESIGN
Starts at $1.25 per square foot for finished areas.
$.50/sf for covered or screened porches, attached or detached garages, future
rooms, and bonus rooms. $250 for foundation change from original foundation type.
We require a $500.00 deposit for custom designs and modifications to stock plans.
Each Plan order comes with 7 sets of plans.
